How home sale proceeds are calculated
Your proceeds are the sale price minus everything that comes off the closing statement. The two largest line items are usually the agent commissions and your remaining mortgage balance. After that come seller concessions negotiated with the buyer, repairs agreed to after the inspection, title and escrow fees, prorated property taxes, and any HOA transfer or prepaid dues.
What sellers typically pay at closing
- Listing and buyer agent commissions — commonly 5% to 6% combined.
- Title insurance and escrow fees — often $1,500 to $3,500 depending on price.
- Prorated property taxes and HOA dues through the closing date.
- Negotiated concessions and inspection repairs, which vary by deal.
